How to Make €100K/Year Rental Income in Marbella: The Real Numbers Behind the Dream
Every estate agent on the Costa del Sol will tell you that your Marbella property can “generate excellent rental income.” Few will show you the actual numbers. This guide will. We are going to build a complete rental income model — from gross revenue down to what actually lands in your bank account after management fees, maintenance, cleaning, insurance, taxes, mortgage payments, community fees and the €400 emergency plumber call at 2 AM on a Saturday in August. The headline number — €100,000 per year — is achievable. But it requires a specific type of property, in a specific location, managed in a specific way, priced correctly, and operated legally. The median Airbnb listing in Marbella earned approximately €50,000 in gross revenue over the last 12 months. To reach €100K, you need to be significantly above median — and this guide shows you exactly how.

The Math: What It Takes to Earn €100K Gross
Let’s work backwards from the target:
| Scenario | ADR (avg nightly rate) | Occupancy | Nights booked | Gross revenue |
|---|---|---|---|---|
| A: Modest rate, high occupancy | €350/night | 78% (285 nights) | 285 | €99,750 |
| B: Higher rate, moderate occupancy | €500/night | 55% (200 nights) | 200 | €100,000 |
| C: Premium rate, selective | €800/night | 35% (128 nights) | 128 | €102,400 |
| D: Ultra-luxury, summer-focused | €2,000/night | 14% (50 nights) | 50 | €100,000 |
The takeaway: there are multiple paths to €100K gross. A 3-bedroom apartment at €350/night needs high occupancy (78%). A 5-bedroom villa at €800/night needs just 128 nights. An ultra-luxury estate at €2,000/night needs only 50 nights — but the property price, maintenance costs and guest expectations are exponentially higher.
Which Property Type Reaches €100K?
| Property | Purchase price | Peak ADR (Jul-Aug) | Shoulder ADR | Low ADR (Nov-Feb) | Can it hit €100K? |
|---|---|---|---|---|---|
| 2-bed apartment, Golden Mile | €500K-€800K | €250-€400 | €150-€250 | €100-€150 | ❌ Unlikely (~€40-€60K) |
| 3-bed penthouse, beachfront | €800K-€1.5M | €400-€600 | €250-€400 | €150-€250 | ⚠️ Possible with 75%+ occupancy |
| 4-bed villa, Nueva Andalucía | €1.5M-€3M | €600-€1,200 | €350-€600 | €200-€350 | ✅ Yes — the sweet spot |
| 5+ bed villa, Golden Mile / La Zagaleta | €3M-€10M+ | €1,500-€5,000+ | €800-€2,000 | €500-€1,000 | ✅ Yes — with fewer nights needed |
The sweet spot for €100K: a 4-5 bedroom villa with private pool in Nueva Andalucía, the Golden Mile, or East Marbella (Los Monteros, Elviria), purchased for €1.5M-€3M. This property type commands €500-€1,000/night in peak season, €300-€500 in shoulder, and can realistically achieve 55-70% annual occupancy with professional management.
From Gross to Net: Where the Money Goes
This is the section that most “rental income” articles skip — and the section that matters most.
| Expense | Annual cost (approx.) | Notes |
|---|---|---|
| Gross rental income | €100,000 | Target |
| Property management (15-25%) | -€15,000 to -€25,000 | Guest comms, check-in/out, coordination. Higher for full-service luxury management. |
| Cleaning (per turnover) | -€4,000 to -€8,000 | €100-€250 per turnover × 40-60 turnovers/year. Laundry included or separate. |
| Pool & garden maintenance | -€3,000 to -€6,000 | Pool tech 2x/week + gardener. Year-round, not seasonal. |
| Community fees (IBI + basura) | -€3,000 to -€8,000 | Property tax (IBI) + community fees. Varies hugely by urbanisation. |
| Insurance | -€1,500 to -€3,000 | Home + liability + rental-specific cover. |
| Utilities (electricity, water, WiFi) | -€4,000 to -€8,000 | A/C in summer is the killer. Pool heating if offered. High-speed WiFi mandatory. |
| Repairs & maintenance fund | -€3,000 to -€6,000 | The 2 AM plumber. The broken dishwasher. The A/C unit that dies in August. Budget 3-5% of gross. |
| Platform fees (Airbnb/Booking) | -€3,000 to -€5,000 | Airbnb 3% host fee + 14% guest fee. Booking.com 15% commission. Direct bookings = 0%. |
| Linen & consumables | -€1,500 to -€3,000 | Hotel-quality linen replacement, toiletries, welcome packs, coffee capsules. |
| Tax (IRPF or non-resident) | -€5,000 to -€15,000 | Residents: marginal IRPF rate on net profit. Non-residents EU: 19% on net. Non-EU: 24% on gross. Get a tax advisor. |
| TOTAL EXPENSES | -€43,000 to -€87,000 | 40-55% of gross (typical for professionally managed villa) |
| NET INCOME | €13,000 to €57,000 | This is what actually lands in your account |
The uncomfortable truth: €100K gross does not mean €100K in your pocket. After all expenses and taxes, a professionally managed villa generating €100K gross will typically net €30,000-€57,000. That is still excellent passive income — but it is roughly half of what most people imagine when they hear “€100K rental income.” The path to genuinely netting €100K requires either a higher gross (€180K-€200K, which means a premium villa at €3M+) or self-management (eliminating the 15-25% management fee, but adding significant personal time).
The 5 Things That Separate €50K Properties from €100K Properties
| 1 | Private pool. Non-negotiable. A villa without a private pool in Marbella loses 40-60% of potential bookings. The pool is not a bonus — it is the product. |
| 2 | 4+ bedrooms. Groups and families pay more per night than couples. A 4-bed villa at €700/night generates more than two 2-bed apartments at €250/night each — and with half the turnovers, half the cleaning, and half the guest management. |
| 3 | Professional photography + listing quality. The difference between a listing with iPhone photos and one with professional twilight photography, drone shots and styled interiors is 30-50% higher ADR. Investment: €500-€1,500 one-time. ROI: immediate and permanent. |
| 4 | Shoulder season marketing. July-August books itself. The properties that hit €100K are the ones that also book March-June and September-November at €300-€500/night through direct marketing, repeat guests, and corporate/event bookings. See our winter guide — Marbella’s “season” is 10 months, not 2. |
| 5 | Guest experience details. Welcome pack with local wine and olive oil. A curated guidebook (restaurants, beaches, activities). Fast WiFi (100+ Mbps). Nespresso machine. Quality linens. A responsive host. These details drive 5-star reviews → higher ranking → more bookings → higher rates. The compound effect is enormous. |
The VFT Licence: You Cannot Rent Without It
In Andalucía, short-term tourist rental requires a Vivienda con Fines Turísticos (VFT) licence. Operating without one is illegal and carries fines of €2,000-€18,000. Since July 2025, all listings on Airbnb, Booking.com and other platforms must display a National Registration Number (NRA). Listings without it are delisted. Key requirements: the property must meet minimum habitability standards, have air conditioning, first-aid kit, complaint forms, and tourist information sheets. The application is free and processed through the Junta de Andalucía. See our complete VFT Licence Step-by-Step Guide for the full process.
Good news for Marbella: unlike Barcelona, Seville and other Spanish cities that have restricted or banned new tourist rental licences, Marbella Town Hall has confirmed that it does not intend to restrict short-term tourist rentals. This policy stability is a significant advantage for property investors.
Tax: What You Actually Owe
| Residency | Tax rate | Taxed on |
|---|---|---|
| Spanish tax resident | 19-47% (IRPF marginal rate) | Net rental profit (income minus deductible expenses) |
| Non-resident, EU/EEA citizen | 19% | Net rental profit (can deduct proportional expenses) |
| Non-resident, non-EU | 24% | Gross rental income (no expense deductions allowed) |
Critical: non-EU non-residents pay 24% on gross income — not net. This significantly reduces profitability. UK citizens (post-Brexit) fall into this category unless a specific tax treaty applies. Consult a specialist tax advisor. See our Beckham Law guide and non-resident buyer’s guide.
Self-Manage or Hire a Manager?
| ✅ Self-manage if…
You live in Marbella full-time You speak Spanish (for contractors, emergencies) You enjoy hospitality and guest service You have time to respond to messages within 1 hour You can handle the 2 AM emergency call Saving: €15,000-€25,000/year in management fees |
🏢 Hire a manager if…
You do not live in Marbella year-round You value your time more than the fee You want professional pricing optimisation You need someone for guest check-in/out You want hands-off passive income Cost: 15-25% of gross rental income |
