Marbella’s Golden Mile has seen plenty of famous names over the decades, but rarely a combination quite like this one. Armani Residences Marbella brings together one of the world’s most recognisable fashion houses, Spain’s greatest tennis player and one of the most established luxury developers on the Costa del Sol.
The project was unveiled in May and moved into construction over the summer. This month, attention returned to it with reports highlighting the rarity of its site: a roughly 50,000 m² plot in Nagüeles described as one of the last available private properties on the Golden Mile. In a part of Marbella where large, buildable land has all but disappeared, that alone makes it news.
It is also a first. According to the partners, these are the first Armani branded residences in Spain, and the only Armani-designed homes on the Golden Mile.
🏛️ What Armani Residences Marbella Will Offer
The development is arranged as nine buildings in three rows, stepping down the hillside towards the Mediterranean with Sierra Blanca behind. Most of the 33 homes are duplexes, and the headline feature is outdoor space: terraces range from about 100 m² to an extraordinary 800 m², and the flagship residence pairs around 500 m² of interior space with roughly 1,000 m² of terrace. Some units also include private pools and solariums.

Residents will share a lobby and reception, landscaped gardens, pools, a spa, a fully equipped gym, a private club and a 24-hour concierge. The partners have also stressed sustainability and landscaping, with the gardens intended to be as much a part of the experience as the architecture.
🎨 The Armani/Casa Touch
The interiors are shaped by Armani/Casa, the group’s home and interiors division. Expect the house signatures: simple lines, perfect proportions, a restrained palette and noble materials, finished with bespoke details. It is a deliberately quiet kind of luxury, closer to a well-cut jacket than a logo.
The project’s official materials quote the late Giorgio Armani’s view that a home should be the most sincere reflection of the person who lives in it. In practice, that means spaces designed to feel calm and personal rather than showy, which suits the Golden Mile’s increasingly international, year-round residents.
Armani/Casa has lent its design to residential and hospitality projects in some of the world’s most glamorous cities. Marbella now joins that list, and it is the first time the brand has done so in Spain.
🎾 Rafa Nadal and Abel Matutes: The Partners Behind It
The investment partner is Palya Assets, the vehicle associated with Ibiza businessman Abel Matutes and Rafa Nadal. The pair are no strangers to working together: they already share interests in hospitality, and Nadal has been steadily building a business career beyond tennis, from hotels to academies.
Nadal has said the project has a very special meaning for him, highlighting wellbeing and the Mediterranean way of life as its core values. His connection to Marbella is not new either: the Rafa Nadal Tennis Centre is one of the headline features of the recently reopened Don Carlos Marbella resort in Elviria.
The developer is Sierra Blanca Estates, with more than 40 years of experience in high-end development on the Costa del Sol. It is the same company behind some of Marbella’s best-known branded projects, including EPIC Marbella with Fendi Casa and Design Hills with Dolce&Gabbana. When it comes to fashion-house residences, few developers in Europe have more experience.
📍 The Location: Nagüeles, the Heart of the Golden Mile
Armani Residences Marbella sits on Avenida de las Piedras in Nagüeles, on the hillside above the Golden Mile, the stretch that links Marbella town with Puerto Banús. It is one of the most established luxury addresses in Europe, surrounded by icons such as the Marbella Club and Puente Romano.
- Marbella centre: about 6 minutes by car.
- Puerto Banús: about 8 minutes.
- Málaga Airport: about 45 minutes.
- Views: the Mediterranean to the south and Sierra Blanca to the north.
The scarcity of land here is the real story. Plots of this size on the Golden Mile are almost impossible to find, which is why every large new project in Nagüeles attracts so much attention from buyers and developers alike.
💶 What About Prices?
No official public price list has been released. As with most branded launches at this level, pricing is shared privately and will vary with the size of the terrace, the views, the floor and the service structure.
For context, the average asking price on the Golden Mile is around €6,872 per m², according to idealista. Branded residences typically command a significant premium over the local average, and homes with terraces of several hundred square metres and sea views sit at the very top of the market. Expect Armani Residences Marbella to be priced accordingly.
🏷️ Marbella, Capital of Branded Residences
Armani joins a growing list of global names that have chosen Marbella for their residential debut or expansion. Across the Golden Mile, Benahavís and Casares, homes are being built or delivered under brands such as Fendi Casa, Dolce&Gabbana, Lamborghini, Karl Lagerfeld, Missoni and St. Regis. At the hospitality end, Four Seasons and Spain’s first Waldorf Astoria are also on the way.
The reason is simple: demand. Marbella has just climbed to fifth place in the world in the BARNES City Index, ahead of Monaco, and its prime buyers are getting younger and more international. 💎 What Armani Residences Marbella Means for the Golden Mile
- A new benchmark in Nagüeles. Once prices are known, they will become a reference for the entire hillside above the Golden Mile.
- Outdoor space as the new luxury. Terraces of up to 1,000 m² show what today’s buyers value most: space to live outside, all year.
- Scarcity pushes demand to resale. With only 33 homes, and 10 in the first phase, many buyers attracted by the area will look at existing villas and apartments nearby.
- Star power. The Armani and Nadal names give the Golden Mile global visibility at a moment when Marbella is already in the spotlight.
🧾 Buying Off-Plan on the Golden Mile: A Quick Checklist
- Move early. Only 10 homes are in the first phase, and the best terraces and views go first.
- Ask about service charges. Spa, club and 24-hour concierge come with ongoing costs.
- Check the payment schedule and guarantees. Off-plan deposits in Spain should be protected by a bank guarantee or insurance.
- Understand the brand agreement. Ask what the Armani name covers: design only, or services too.
- Get independent legal advice before signing a reservation contract.
