Costa del Sol Luxury Property Breaks €40,000 per m²: Marbella Holds 60% of the Market
The most exclusive frontline homes on the Costa del Sol have crossed €40,000 per square metre. New figures from appraisal firm Tecnitasa show that Marbella, Benahavís and Estepona now hold 95% of the luxury housing supply in Málaga province, and that the province accounts for almost a third of Spain’s entire prime market. Costa del Sol luxury property has never been worth more.
Key facts
- Top prices: some frontline developments above €40,000/m².
- Golden Triangle: €14,000–16,000/m² in Marbella, Benahavís and Estepona.
- Province average (luxury): around €8,000/m² for homes over €3 million.
- Concentration: 95% of the province’s luxury supply in the Golden Triangle; 60% in Marbella alone.
- National weight: Málaga holds 32% of Spain’s luxury supply (Madrid, 12%).
- La Zagaleta: over 20 deals above €10M, worth more than €250M, according to Drumelia.
The figures were presented by Tecnitasa, one of Spain’s leading property appraisal firms, at an event in Marbella in early October. “There are frontline beach developments that have already exceeded €40,000 per square metre,” said Selma Dalebrook, the firm’s Costa del Sol delegate. To put that into perspective, a 200 m² apartment at that price would cost more than €8 million.
It is the clearest sign yet of how far Costa del Sol luxury property has travelled. For years, Marbella was described as a sunny alternative to the great European prime markets. Today, according to Tecnitasa, international buyers compare it directly with Monaco, Dubai and Miami.
📊 Costa del Sol Luxury Property: Price per Square Metre
| Segment | Price per m² |
|---|---|
| Luxury average, Málaga province (homes over €3M) | Around €8,000 |
| Golden Triangle: Marbella, Benahavís, Estepona | €14,000–16,000 |
| Top frontline beach developments | Over €40,000 |
These are not asking prices on portals but figures from an appraisal firm, which makes them particularly relevant for buyers, banks and investors. Note that the €40,000 figure applies to a small number of exceptional beachfront projects, not to an entire area.
🗺️ The Golden Triangle: 95% of the Market
The most striking finding is how concentrated Costa del Sol luxury property has become. Marbella, Benahavís and Estepona, the so-called Golden Triangle, now account for around 95% of the luxury housing supply in Málaga province. Marbella alone represents about 60%.
- Marbella: the Golden Mile, Sierra Blanca, Nueva Andalucía and the frontline beaches remain the heart of the market.
- Benahavís: home to La Zagaleta, El Madroñal and the golf valleys, with the largest plots and the most privacy.
- Estepona: the fastest-growing of the three, with new frontline developments and a revitalised old town.
🇪🇸 Almost a Third of Spain’s Prime Market
Zooming out, Costa del Sol luxury property has made the region the undisputed capital of luxury property in Spain. According to Tecnitasa, Málaga province accounts for 32% of the country’s luxury housing supply, compared with around 12% for Madrid. Together with the Balearic Islands, it represents about 70% of the national total. Across Spain, luxury home prices rose by an average of 10.87% in 2025.

🏰 La Zagaleta: Where €10 Million Is Normal
At the very top of the market, La Zagaleta stands apart. The gated estate in Benahavís is regularly described as one of Europe’s most exclusive addresses, and the numbers support it. Luxury brokerage Drumelia says it has handled more than 20 transactions above €10 million in Marbella over the past five years, worth almost €430 million in total. More than 20 of its deals in La Zagaleta alone add up to over €250 million. These are the firm’s own figures, but they illustrate how the eight-figure segment has grown.
What drives these prices is scarcity: large plots, privacy, panoramic views and construction quality that is almost impossible to replicate, in a market where buildable land is increasingly limited.
👤 Who Is Buying Costa del Sol Luxury Property
Tecnitasa identifies two main buyer profiles. The first is a younger, international buyer who works remotely and can choose where to live. The second is an older buyer looking for a slower, more comfortable lifestyle. Both are drawn above all by the climate, and by a quality of life that cities like Monaco or Dubai find hard to match all year round.
📈 Part of a Bigger Picture
The new figures fit a pattern we have been following all year. Marbella was ranked alongside Monaco and Miami in the Marbella luxury property market rankings, and Marbella waterfront property placed second in Europe. Meanwhile, Marbella luxury hotels reached a record €416 average nightly rate this summer, and more than €1 billion in new five-star projects, from Four Seasons to Waldorf Astoria, is on the way.
🏡 What It Means for Buyers and Sellers
For sellers, the message is that demand at the top of the market remains strong, especially for frontline homes and large plots with privacy. For buyers, it is a reminder that the best Costa del Sol luxury property is increasingly scarce, and that the gap between a good home and an exceptional one is now measured in tens of thousands of euros per square metre.
What drives a premium price
- Direct beachfront or uninterrupted sea views.
- Large plots with privacy and gated security.
- Exceptional build quality and architecture.
- Walking distance to the Golden Mile or Puerto Banús.
- Scarcity: little or no buildable land nearby.
