For years, Marbella’s luxury hotel scene has been concentrated on the Golden Mile, between Puente Romano, the Marbella Club and the new wave of branded projects around them. That is changing. The next great luxury address on the Costa del Sol is set to rise on the other side of town, at the city’s eastern entrance, and it carries one of the most powerful names in hospitality: Four Seasons Marbella.
The project returned to the headlines this week, when local press highlighted it alongside the Waldorf Astoria as the two developments bringing grand luxury to East Marbella. Together, the two hotels add up to more than €800 million in known investment.
🏝️ What Four Seasons Marbella Will Include
Four Seasons Marbella is not just a hotel. It is planned as a complete resort community on one of the largest undeveloped beachfront plots left on the Costa del Sol:
| Element | Details |
|---|---|
| Site | About 32 hectares, around 3 km from Marbella’s Old Town |
| Beach | Around 750 m of direct beach frontage |
| Hotel | Four Seasons flagship, 105 rooms |
| Apartments | About 40 |
| Townhouses | About 54 |
| Villas | About 33 |
| Leisure | Two beach clubs, restaurants, spa, sports and wellness facilities |
| Master plan | Meier Partners |
| Investment | €650–700 million (published estimates) |
The plan also includes cultural and educational elements, a sign that the owners see it as a place to live, not only to stay. All the homes will be Four Seasons branded residences, with access to the hotel’s services, from housekeeping and concierge to dining and the spa.

🤝 Who Is Behind the Project
The project was created by Spanish businessman Ricardo Arranz, who spent around eight years taking it through Marbella’s planning process. In April 2026, he sold around 90% of the land to two international partners:
- Immobel: a Belgian real estate developer, one of the largest listed developers in Belgium, with projects across Europe.
- Fort Partners: a US developer that has worked with Four Seasons on more than ten projects, which makes it one of the brand’s most experienced partners.
The price of the deal has not been disclosed. What matters for the market is the signal it sends: experienced international capital, with a direct track record alongside Four Seasons, has committed to taking the project to completion.
📋 Where the Project Stands
The most important planning step is already done. The site’s partial plan (Plan Parcial) is approved, and the urban framework is largely in place. According to the new owners, the remaining steps include final land management, reparcelling, building licences, detailed design and a phased construction programme.
No construction or opening date has been confirmed. The owners have said they expect to start selling the residences in 2027. Some local agents have published projected timelines with first deliveries at the end of the decade, but these depend on licences and should be treated as estimates.
📅 Timeline So Far
| Date | Milestone |

| 2018 | Ricardo Arranz launches the project and planning process |
| 2018–2026 | Environmental assessment and partial plan approval |
| April 2026 | Immobel and Fort Partners acquire around 90% of the land |
| October 2026 | Project back in focus as East Marbella’s luxury hotel boom grows |

🌅 East Marbella: The New Luxury Frontier
Four Seasons Marbella is part of a larger shift. A few kilometres further east, in Las Chapas, Hilton is planning Spain’s first Waldorf Astoria, a 120-room hotel next to Marbella Golf, with an investment of around €175 million and opening planned for 2029. Read our story on the Waldorf Astoria Marbella.
Inland, a new five-star grand luxury hotel of up to 220 rooms has been admitted for processing in La Cañada, and the city’s new Marbella PGOM now gives developers a stable planning framework. On the west side, branded projects like Armani Residences Marbella confirm that the world’s top brands want a Marbella address.
The local estimate published in September links the Four Seasons resort alone to around 3,000 jobs, a figure that shows the scale of what is coming to the eastern side of the city.
🏡 What It Means for Buyers
A Four Seasons resort tends to redefine its neighbourhood. Around the world, the arrival of the brand has raised values, services and international demand in the surrounding area, and East Marbella is likely to follow the same path. Areas such as Río Real, Los Monteros, Bahía de Marbella and Las Chapas already offer beachfront villas, golf and quick access to the town centre, at prices still below the Golden Mile.
For buyers, there are two ways to approach it. The first is to wait for the Four Seasons residences, which will offer the full brand experience but will come at a premium and with a long delivery horizon. The second is to buy now in the surrounding area, ahead of the resort, and benefit from the transformation as it happens. Read more about the Marbella luxury property market.
Checklist: buying near a future branded resort
- Check the distance to the resort and its beach clubs.
- Review the planning status of plots around the property.
- Consider the construction period and possible disruption.
- Compare prices with the Golden Mile and Nueva Andalucía.
- Think about rental demand once the hotel opens.
