Oakmond Marbella officially moved from plans to construction this Wednesday, with a first-stone ceremony on the site of the former Hotel Incosol attended by Marbella’s mayor, Ángeles Muñoz, and Pelayo Cortina, founder of the developer Ilanga Capital. Spanish builder Sanjose Constructora was awarded the contract last week.

It is a symbolic moment for the city. For four decades, the Incosol was one of the most famous names on the Costa del Sol, a pioneer of medical and wellness tourism long before the word “wellness” became fashionable. Oakmond Marbella now wants to bring that spirit back, updated for the age of longevity medicine.

🏗️ From First Stone to 2029

The works are expected to take around 36 months, with the opening scheduled for the third quarter of 2029. The project has been a long time coming: it was first presented in Madrid in April 2023 with a budget of €150 million and an opening planned for 2025. The building permit was granted by the City Council in October 2025, and in September 2026 Goldman Sachs agreed to back the project with €145 million in senior debt, which unlocked the start of works.

🧬 What Oakmond Marbella Will Offer

At the heart of Oakmond Marbella will be a 10,000 m² medical clinic dedicated to early diagnosis, personalised preventive medicine and continuous health monitoring through data analysis. The aim, in the developer’s words, is to build a global longevity platform that combines medicine, research, artificial intelligence and luxury hospitality.

  • Hotel: 140 rooms and suites in the existing 11-storey tower, kept as a tribute to the original Incosol.
  • Residences: 28 newly built private homes with access to the resort’s services.
  • Clinic: preventive medicine, advanced diagnostics and personalised longevity programmes.
  • Wellness: spa, pools, gym and sports areas.
  • Dining: several restaurants with a health-focused approach.
  • Sustainability: built with BIM methodology and aiming for LEED Gold certification.

“We are creating a new model focused on anticipating illness and preserving health for longer,” said Pelayo Cortina at the ceremony. “Our mission was not simply to restore a building, but to recover its pioneering spirit.”

🏨 The Legend of the Incosol

Opened in 1973, the Incosol became one of Europe’s first medical spa hotels, offering check-ups, diets and treatments to an international clientele. Over the years its guests reportedly included Grace Kelly and Prince Rainier of Monaco, Audrey Hepburn, Deborah Kerr, Salvador Dalí, Michael Jackson and Princess Diana.

After a renovation in 2001, the hotel closed in July 2013 following insolvency proceedings, and the building has stood empty ever since. “The Incosol was much more than a hotel, and now we have the opportunity to recover its essence,” said the mayor, Ángeles Muñoz, who added that the project will place Marbella as an international reference in health, wellbeing and longevity.

🌿 Marbella, Capital of Longevity

Oakmond Marbella arrives as the wellness and longevity market booms among the world’s wealthiest travellers. Marbella already has a strong medical offering, with private hospitals such as Quirónsalud Marbella and established wellness clinics such as Buchinger Wilhelmi. A dedicated longevity resort run on clinical standards takes that reputation a step further, and helps make Marbella a year-round destination rather than a summer one.

It is also part of the wider transformation of East Marbella, where Four Seasons, St. Regis and Waldorf Astoria are all planning new resorts within a few kilometres of each other.

🏠 What It Means for Río Real

For the Río Real area, the start of works ends more than a decade of uncertainty around one of its best-known landmarks. A closed, decaying hotel is being replaced by a high-end resort with a clinic, restaurants and wellness facilities, the kind of neighbour that typically supports demand and values in the surrounding streets.

Río Real already appeals to buyers for its golf course, its beach and its location just minutes from the centre of Marbella and Puerto Banús. With the 28 Oakmond residences set to become some of the most exclusive homes in the area, and a world-class longevity clinic on the doorstep, the neighbourhood is likely to attract even more attention in the years leading up to 2029.

Why it matters

  • One of Marbella’s most famous buildings returns after 13 years closed.
  • A first-of-its-kind clinical longevity resort on the Costa del Sol.
  • Backed by Goldman Sachs, a strong signal of international confidence in Marbella.
  • Another major luxury project in East Marbella, alongside Four Seasons, St. Regis and Waldorf Astoria.
